Special Features
The job was a conversion, which are typical to the Asian market. The facility will be the largest in Singapore when complete.
The location means easy access from major arterial routes and visible exposure from a large part of the central high rises.
 
Learning Experience
The approvals process in Singapore can be less than transparent with submissions needing to be done to a number of different entities all relying on recommendations from each other. Further adding to the challenges of submission is a changing regulatory environment which is not completely transparent. We have, however, been able to lead the customer through this process and continued to find solutions thereby ensuring opening of the first part of the facility on time and without any costing implication.

1. THE BUILDING
The building was a previous textile production factory accommodating more than 1,000 workers on 7 floors. As such industries migrate to new markets, an alternative use of the facility must be found for the remainder of the leasehold where self-storage represents an excellent opportunity. See image
 
2. EXTERNAL WORKS
Windows to all floors repaired, painted and sealed. Building façade was painted in high quality exterior semi-gloss as per chosen design and colour by client. Advertising cladding to face of building. External fire stair case to ensure compliance with fire regulations. Landscaping to reshape garden and garden beds, paint fence and gate. Roadways repaired, cracks filled. See image
 
3. OFFICE / LIFTS
New office built from scratch in corporate colour scheme, PTI control screens, reception, meeting areas etc. and lifts upgraded. See image
 
4. WINE STORAGE
A dedicated wine storage area, with accompanying wine tasting room built with totally enclosed walls and ceiling of 75mm polystyrene panels complete with cold room doors and an insulated floor with walk-in wine cabinets and lockers to specific wine box calculated sizes with perforated panels for consistent inter-unit air flow. 6. INTERNAL PARTITIONING
All internal walls are constructed using our patented vertical interlocking, high security SS810 “Guardian” Safe Edge panel system. The panels are roll formed using resin coated steel. The partitions are set into 1.2mm Zincalume(R) channel tracks top and bottom, with vertical channel at intersecting points. Exposed edges are protected by safety edges to all return folds and there are no vertical fixings, pop rivets or studwork requirements. See image
